At H.D. Construction, we believe Seattle’s cottages, or Detached Accessory Dwelling Units (DADU’s), should be cozy, comfortable, and safe. Whether you’re thinking of building a space where friends and family can stay, considering creating a safe space for an aging parent, building a rental unit to supplement your income, or finally making that art studio you’ve always dreamed of HD Construction is ready to help.
Can I build a cottage in my backyard?
A backyard cottage, is a great way to add space to your home. Before you decide to start building a DADU, there are a few things you’ll need to know to determine if you can build on your property. You can find more details about Seattle’s laws regarding backyard cottages here but here’s a quick list of things to consider:
- Are you in an area that’s zoned for DADUs? You can read more about zoning for DADU’s here.
- What is your lot size? The minimum lot size required for a DADU is 3,200 square feet in single-family zones. Your lot’s width and depth must also be over 25×70 feet.
- How much of your lot will your DADU cover? DADU’s can be 1,000 square feet. They are allowed to cover up to 35% of your property.
How do I start building my backyard cottage?
Before you start building your backyard cottage, it’s important to know what you want the space to accomplish. At HD Seattle, we work with clients to help prioritize their needs and wants so that we can create a fully-customized DADU that meets both your needs and wants. To help us do this, we ask a lot of questions upfront. Here are some questions to help you get started:
1. What do you want to use the space for?
Are you hoping to add extra income by creating a rental unit? Do you have an aging parent you’d like to accommodate? Do you work from home and need an office or studio space?
2. What’s your budget?
When you know your budget upfront, you can make decisions about where to invest your money in the project, so you get the space you want without breaking the bank. At HD Seattle, we use this method, called value engineering, to help our clients get the space they want, without breaking the bank.
3. What’s your timeline?
Backyard cottages aren’t built overnight. Designing your custom space takes between 1-3 months, permits can take 3-6 months, and the build time can be between 6-9 months. At HD Seattle we put relationships first, which means we communicate clearly and frequently with our clients to make sure they are always up-to-date on where the project is at. We pride ourselves in sticking to timelines so that your backyard cottage is finished on time and on budget.
We build cozy backyard cottages
There’s something that humans gravitate to when it comes to small spaces. Think of your childhood treehouse or fort, or that cute lake cottage you visit every summer. When we build spaces we believe they should be cozy. That means considering how the space is conditioned, and designing in a way that accounts for the weather. Will your space be cool in the summer and warm in the winter? We work with you to value engineer a space that keeps you cozy. We consider the materials we’re using, the layout of the home, where there are windows and how the windows open, what sort of heating and cooling systems to use, and what kind of material to use on the floor. All these things are carefully considered with our clients to design a space that meets their specific needs.
We build comfortable backyard cottages
Being comfortable in a space is having a space to meet your needs. We think of a comfortable space like your favorite chair, when you sit down you breathe a sigh of relief, and think, “this is just right.” As we work with you to create the space we think through how you’re going to use the space. This helps inform how the unit should flow. It helps us answer questions like where should doors go? How should the kitchen and living room space interact? But it also gets down to the tiny details, like where we place electrical outlets, making sure they have USB chargers in them, and placing the light switches where you’ll reach for them. We work with you to create a space where you can relax.
We build safe backyard cottages
Whether it’s choosing the right cladding to protect your home from the elements or installing a wireless security system, we worry about safety so that you don’t have to. We adhere to modern safety building practices, often going above and beyond to ensure your structure will not only stand the test of time but provide a safe space for your family, friends, or business to thrive.
We build fully customizable backyard cottages
No two people are exactly the same, that’s why we create custom backyard cottages. At HD Seattle, we love working with our clients to create fully custom backyard cottages, designing the space around your needs and wants. You may be trying to preserve part of your backyard landscape, or wanting to build a space that doesn’t look directly into your neighbor’s windows. Whatever constraints you’re working with, we love finding creative solutions to your problems. Your space should reflect who you are, your lifestyle, where you’re going, and what you want to achieve. We work together to figure out where you want to end up and help build a space to get you there.
